The 2019 SWRA annual meeting was a big success; with standing room only at the meeting. The minutes of the meeting will be on the SWRA website,, by April 15th, or any SWRA member in good standing can come by the SWRA office and pick up a copy of the minutes.

At the annual meeting owners were informed about a new special projects committee being formed. The purpose of this committee is to investigate the possibility of adding a new dog park in StillWaters and maybe other amenities. This committee has plenty of openings for owners to join and get involved. Please note the Auburn Singers performance date and location has changed. The new date and location is Saturday, April 6th starting at 2pm at Moonbrook Park. Bring a chair or blanket and come enjoy the concert. There is not a make up date if the weather does not cooperate.

I reported to you last month the Pineview Pool renovations would be completed by the end of March; unfortunately, due to weather and other unforeseen issues the renovations have not been completed. The new scheduled completion date is now April 30th. The SWRA office will send out an eflash announcing the pool is open as soon as the renovation work is completed. Thank you for your patience while we work to make the pool more enjoyable.

As of April 1st, all vehicles without a 2019 StillWaters window decal must stop at the main entrance gate. All owners in good standing should have received their new 2019 window decals in the mail; if you do not have your window decals please come by the SWRA office. Also, starting this year, anyone that lives within the StillWaters gates but is not a member of SWRA can obtain a window decal by bringing proof of residency to the SWRA office.

Boats or any other type of floating items are not allowed in the two fishing ponds located on StillWaters Drive. Anyone caught using a boat or floating item in these two ponds will receive a trespass warning for the first offense and may be prosecuted for a second offense. Please contact the SWRA office if you have any questions concerning the two fishing ponds.

Summer is just around the corner. Now is the time to schedule the SWRA Community Room for a family reunion, summer party, wedding reception, or just about any other get together you can think of. The community room has room for about 100 people. Tables and chairs are included with the rental fee. Prices range from $75 up to $500, depending on the number of people attending your function. Reserve your date now for that special get together this summer.

The temperatures are warming up and the flowers are starting to bloom. Now is the time to shake off those cold weather doldrums and enjoy a walk around StillWaters. Come out and get reacquainted with neighbors and friends and enjoy all the beauty of StillWaters.

August is here! We had a hot dry July in StillWaters and the long term forecast for August is the same. Thankfully, we have Lake Martin and the SWRA pool to cool off in during these hot summer days.It has been hot but we have had a great summer at StillWaters and we are looking forward to rest of the season.

The family fun festival held at Moonbrook Park last month was a blast. The children and a few parents enjoyed the water slides; while the DJ and local singers entertained everyone throughout the day. The Neighborhood Council did a great job with the concessions and the Still Waters Volunteer Fire Department firetruck rides were a big hit. Make sure you take a look at the pictures from the festival that are in this newsletter.

The StillWaters Residential Association Board of Directors has adopted a new golf cart policy to help improve the safety of our roads. The new policy is included in this newsletter. This policy will go into effect January 1, 2017 but friendly reminders will be given out to violators starting September 1, 2016. This new policy is designed to help reduce the number of accidents involving golf carts and other motorized vehicles on StillWaters roads. All of the roads in StillWaters are privately owned by SWRA and it is the responsibility of SWRA to make those roads as safe as possible for all property owners.

Recently an eflash was sent warning StillWaters property owners of several alleged scams that are circulating around our area. A copy of that eflash is printed in this newsletter. After the eflash warning was sent, a few StillWaters property owners contacted the SWRA office informing me they had been contacted by someone claiming to be from StillWaters. SWRA will never contact a property owner by phone and request a credit card number. Anytime you are in doubt of the validity of a phone call from someone claiming to be from StillWaters, simply ask them for a phone number, then hang up and call that number, if we do not answer then it is not a legitimate phone call.

The extremely dry weather conditions over the past couple of months has created a fire hazard condition in our community. Please do not burn debris or have any other outdoor fires during this drier than normal season. You must contact the Still Waters Volunteer Fire Department at 256-825-0582 to obtain a burn permit before starting an outdoor fire. As a reminder, fireworks are not allowed in StillWaters because they are a fire hazard. Thank you for helping keep our forest safe.

Most local schools start back the first part of August. The school buses and school children will be back on the roads in StillWaters. Please obey all speed limit signs and never go around a stopped school bus.

This will be the first year that Alabama Power Company plans to follow the new water level guidelines for Lake Martin. The new guidelines call for a longer period of full pool for Lake Martin provided there is sufficient rain fall to replenish the lake. Now is the time to visit Harbor Pointe Marina and get a great deal on a new boat to enjoy the extended lake season. Go see Lee Lewis and his staff at Harbor Pointe Marina and check out all the great deals.

Association Annual Fees - The Cost of Living Adjustment (COLA) for this year is 1.7%.  As per the covenants the annual association fees will increase by the COLA percentage. The 2015 annual fees will be $378.*

Annual $100 2014 Assessment – Based on anticipated and projected budget needs for 2014, in order to maintain the current service level for property owners, maintain and preserve SWRA assets, a motion to approve an annual assessment of $100 for the 2014 year to be billed with the 2015 annual dues to be effective at the close of business on December 1, 2014, carried unanimously.*

*SWRA Covenants:

7.5 Assessments: In order to provide additional funds for such purposes as may be deemed appropriate by the Board of the Association, the Association may each year assess against each Parcel owned by a Member of the Association an annual assessment (which shall be uniform for all Parcels) equal to a specified number of dollars per parcel. Provided, that so long as the Developer is entitled to elect a majority of the directors of the Association, no such annual assessment may be assessed without the affirmative vote of a majority of the members of the Association; and provided, further, that after Developer has turned over control of the Association, no such annual assessment may exceed $100.00 without the affirmative vote of a majority of Members of the Association present (in person or by proxy as provided in the By-Laws of the Association) at a meeting called for such purpose, and after due notice to all Members.

7.6 Lien: The maintenance fee set forth in Section 7.4 hereof, and the annual assessment set forth in Section 7.5 hereof, together with interest thereon and the costs of collection thereof (including reasonable attorney’s fees) shall be a charge on and shall be a continuing lien (enforceable in the same manner as a mortgage) upon the Parcel against which each such fee, assessment or charge is made.
